Our Investment Strategies
Multifamily Investing
Investing in properties that have more than one unit (duplex, triplex, apartment buildings) allows us to take advantage of economies of scale. This investment strategy is a great tool for wealth building, while spreading expenses and capital expenditures over multiple units.
Fix and Flip
This involves finding undervalued properties which require renovations due to their current condition. Once renovations are completed the goal is to quickly sell at top price to maximize profit.
BRRRR Investing
BRRRR stands for Buy-Rehab-Rent-Refinance-Repeat. When executed properly, it is an excellent strategy to build a rental portfolio while increasing your net worth.
Short Term Buy and Hold
This usually involves purchasing a property with the plan to hold it for a short period of time, usually less than five years. During this timeframe, the goal is to reposition the property through various strategies.
Long Term Buy and Hold
This strategy involves buying a rental property with the intention of owning it for a long period of time, usually over 5+ years. Some of the benefits over time would include price appreciation, mortgage paydown, consistent monthly cash flow, and tax shelter from depreciation expenses.
Duplex Conversion
Purchasing a single family home and converting it into two legal and self contained units. This results in a higher appraised property value as well as a higher monthly cashflow.
